Once you’ve found your new home and your offer has been accepted, House Estate Agents (Lettings) prepare the tenancy agreement and organise the logistics for your move in. Tenancy charges may vary depending on the agreement we have with the landlord, so it’s best to ask the office dealing with your rental for a full breakdown of costs.
When you apply for a property we will will provide you with a declaration form, this form provides details of the charges that may apply before you sign your tenancy agreement.
All Tenant Fees are Non-Refundable*
*However if the application passes all the checks and the landlord declines to proceed, the landlord will provide a full refund from the landlord.
The tenancy application fee covers the cost of your referencing and the preparation of an Assured Shorthold Tenancy Agreement. The referencing includes checking your credit and employment status, affordability and obtaining previous landlord references. In addition, there is now a legal requirement to check each applicant has the Right to Rent in the UK. (A guarantor may be required subject to the outcome of your referencing and/or your personal circumstances).
Single: £210.00 inclusive of VAT
Joint: £300.00 inclusive of VAT
Single with Guarantor: £300.00 inclusive of VAT
Joint with Guarantor: £390.00 inclusive of VAT
Single DSS with Compulsory Guarantor: £350.00 inclusive of VAT
Joint DSS with Compulsory Guarantor: £450.00 inclusive of VAT
The Deposit (one month’s rent plus £150.00 unless otherwise stated)
If the landlord agrees to pets or animal the Deposit will increase to an additional £200 per pet. (All carpets will have to be steam cleaned by a reputable firm prior to leaving)
The first month’s rent is also required in cleared funds prior to the start of the tenancy.
Further charges may be applicable to some tenancies and are outlined below;
Amendment Fee £90.00 inclusive of VAT
Due to a change in personal circumstances such as one tenant leaving the property (subject to the landlord’s approval) we may be required to prepare an amended tenancy agreement.
Late Payment Fee £25.00 inclusive of VAT
If the rent is not paid on the rent due date a late payment fee may be charged. Thereafter £25.00 inclusive of VAT For each additional letter sent per week until the rent is paid.
Payment of rent The first months’ rent is payable in cleared funds prior to the tenancy start date, all subsequent monthly rent payments are to be paid by standing order unless otherwise agreed. Failure to set up standing order resulting in the second rent payment not being received on time will incur an administration fee of £60 including vat.
Missed Inspection Fee £25.00 inclusive of VAT
During your tenancy we will visit to ensure that the property is in good order and discuss any concerns you may have. If a scheduled and confirmed appointment is missed a charge may apply.
Move out Fee £160.00 inclusive of VAT
If deposit deductible works are required following your check out, A fee will be payable if we are required to organise repairs/maintenance at the end of the tenancy should such works be required after the move out inspection and deemed the tenants responsibility.
